Electronic Leak Detection

Finding the leak is the hard part. Water rarely shows up where it gets in. It tracks along joists, battens and membranes and appears as a damp patch metres from the actual fault. We trace the leak electronically before we lift a tile or cut into a covering, so the repair goes exactly where the problem is. No guesswork. How electronic leak detection works

Water conducts electricity. A sound, dry roof covering does not. We pass a small, safe electrical signal across the roof surface and follow it. Wherever that signal finds a path through the covering, water is finding the same path, and that point is the breach. We mark it, test again to confirm, and show you exactly where the fault is before anything is stripped or lifted.

Why it saves money

The old way to find a leak is exploratory stripping: take up the likely area and hope. Guess wrong and you pay for the stripping, the making good, and the leak is still there. Electronic detection pins the fault down first, so you only pay to repair what is actually broken. On a flat roof, that can be the difference between a small patch and re-covering the lot. We will tell you straight what we find: sometimes it is a minor repair, sometimes the covering has reached the end of its life, and we will say so before you spend money on the wrong fix.

How we work

Call or email with what you have noticed: a drip, a stain that comes back after rain, a damp patch in the loft. Josh will arrange a visit, run the detection and show you the result. You then get a free quote for the repair. If the fault turns out to be a slipped tile or failed flashing, we fix that under Roof Repairs. If a felt or GRP covering has failed outright, Flat Roofing covers replacement.
